
A prominent corner in a rapidly transforming area of Hoboken has fresh plans for revitalization that call for an eight-story project with retail and streetscape improvements.
During a community meeting on March 20, Bruce Stieve from MHS Architecture gave a presentation about a proposal for 1416 Clinton Street. The potential development, to rise on a former bus depot, would be built around an office building at 1427 Grand Street that is almost finished with construction.

The plans were drawn up for a subsidiary of Advance Realty. Situated within the infill district of the North End Redevelopment Plan, Stieve says that the designers were going for a “modern loft-style aesthetic” with the look of the property.
The architecture of the project calls for a step back on the 4th floor to line up with the office property next door. The ground floor of the project will sport two retail spaces, with a 4,200 square foot space on the corner of 15th and Clinton and a second 1,080 square foot spot on the Grand Street side of the building.

Both a lobby and a parking garage with up to 72 spaces will be entered on the Clinton Street side, which will stand to gain some streetscape improvements. A raised crosswalk and roadbed is planned for the intersection of 15th and Clinton Street plus curb bump outs, string lights, and new light posts to create a festive space.

The interior of the development will include 160 residential units with a 10% affordable housing component. The residences are currently planned to break down as 8 studios, 73 one-bedrooms, 19 one-bedrooms plus den, 51 two-bedrooms, and five three-bedroom units. The property will additionally feature four loft duplexes overlooking Grand Street.

The development currently includes a second-floor amenity space for residents that sports an interior courtyard. The proposal additionally features a rooftop deck consisting of a 2,900-square-foot room plus an outdoor pool. 160 bike spaces would also be included.

The development as currently proposed is seeking a few variances from existing zoning regulations. Minor changes related to step backs would be required, but the most significant change relates to a proposed building height of 118 feet where only 80 feet is allowed.
The project is also asking for greater density for both non-residential and residential components, having a floor area ratio (FAR) of 4.73 where 4.25 units is allowed. The development also includes slightly less parking than required (by about 10 spaces) and only has a 40% green roof where 50% is required.

The project falls within a busy area where various infrastructure improvements are underway. Besides 1427 Grand, a pair of two-tower developments were approved last year across the street at 1500 Clinton Street and 1500 Grand Street.
Advance Realty began construction earlier this year on a 52-unit mixed use development at 1404 Willow Avenue just a block south. Other notable approvals in the area include a 52-unit mixed use development with non-profit space at 1417 Adams Street and a brewery and commercial project at 1415 Adams Street.
