Newly released renderings illustrate a multi-family project that could be coming to Newark’s Central Ward.
A development firm called The Art of Newark 2, LLC is planning a six-story building at 28-30, 32-36, 38-40, 42-46 Irvine Turner Boulevard in Newark. The site, which was previously home to the historic Queen of Angels Church and School, could become home to 155 residential units. Netta Architects and Stonefield Engineering are both involved with the project.
Jersey Digs previously reported on these plans in March before the developer was first scheduled to go before the Newark Zoning Board of Adjustment. At the time, The Art of Newark 2, LLC sought Preliminary and Final Site Plan approval with variances for use and density, according to a public notice, which added that “the applicant has since revised the proposed plans.”
The specific changes are not yet clear, but variances such as excessive lot coverage, insufficient facade transparency, and insufficient parking are now being sought.
A February memorandum from the Nishuane Group noted that 110 parking spaces were proposed for a garage on the first floor of the building, though it is not yet clear if this is still the case. The memorandum also stated that there would be studios, one-bedroom, and two-bedroom units on the first, second, and third floors, while 13 one-bedroom and 24 two-bedroom duplexes would occupy the fourth and fifth floors.
A hearing regarding the latest plans is scheduled to take place over Zoom this Thursday, August 6 at 6:00 p.m.
