660-Unit Development Proposed Where Newark’s Pabst Brewery Once Stood

One of the largest vacant areas in New Jersey’s largest city could potentially become home to a massive development project should a new proposal end up coming to fruition.

Crown Real Estate Holdings, Inc., the owner of the old Pabst Blue Ribbon properties in Newark’s West Ward, is expected to go before the Newark Zoning Board of Adjustment this week to discuss a proposed transformation of the site. The Elizabeth-based company is seeking approval for a mixed-use development at properties such as 552, 554-556, and 572-588 South Orange Avenue along with 412-418 and 391-419 Grove Street, according to their application.

Jacinto Rodrigues is listed as the registered agent of Crown Real Estate Holdings, Inc. while The Musial Group is listed as the project architect.

If approved and constructed, the project could bring 660 residential units and ground floor commercial space to the area. The development would also consist of “approximately 665 parking spaces, [a] day care center with outdoor secure play area, two gymnasiums, [a] common work area with conference rooms, individual study offices, [an] outdoor basketball court, community rooms, and other related amenities,” according to a notice.

The project notice mentioned plans for two buildings, but the developer’s application discusses a proposal for five four-story buildings with studio, one-bedroom, two-bedroom, and two-bedroom units and “multi-generational housing.” Additionally, the meeting agenda and the first page of the application referenced 2,300 square feet of commercial space, but the fifth page of the application mentions 23,000 square feet of commercial space along South Orange Avenue.

The site was referred to as “Crown Village” in the application. It has been vacant since the remnants of Pabst Blue Ribbon’s Newark brewery were demolished in 2008. The properties are located near Fairmount Cemetery just a few blocks east of the Garden State Parkway. Grove Street runs between the premises, which are split between the City of Newark and the Township of Irvington.

The Zoning Board of Adjustment meeting will take place over Zoom on Thursday, July 9 at 6:30 p.m. Variances for use and height are among the deviations being sought by the developer.

This is not the first time in recent years that development plans for this area have been discussed. More than three years ago, local officials announced plans for a regional polytrauma center for veterans. During his 2017 State of the City address, Newark Mayor Ras Baraka even described a future medical facility, hotel, and commercial space along with a neighboring housing complex for veterans in order to create a “unique Veterans Village.” However, there has barely been any public discussion of the proposal in the years since.

  1. The level of destruction in Newark is somewhat unreal. What was the purpose of knocking down the old Pabst Brewery building in 2008 and leave it vacant for 12 years? Just shits and giggles?

  2. I remember taking a tour of the PABST brewery back when I was a kid. Only the adults amongst us got to sample the beer.

  5. Let’s face the facts…South Orange Ave. is in need of some TLC. The street is an embrassement to our community as so many folks travel thru there daily and have to see trash and abandoned buildings. If there is a plan to bring business, and some positive living let’s support the effort.

Maybe when the local government stop playing political games with it’s citizens who has knownly been disenfranchised, red taped, denied for so many things in so many ways for so many years, its only right to give the citizens of Newark first opportunity to open there first bussiness, in the new complex, I believe the citizens had enough of bussiness owners who can’t respect the people, but respect the dollar they take away from our community to enrich theres, let it be called the Boot strap program, low cost opportunity for the residents who tried or once opened a business and failed or to those who wishes to open their very first bussiness..

  7. I had friends work there, their Union messed up all these employees lives,trying to shake down the Owners for more money, they shut it down in mid to late 80’s. Employees were making BIG 💰 MONEY.

    He is a selfish this guy have so many vacant land in Newark it should be prohibited.

  10. I don’t think Jacinto Rodrigues from Crown Bank is going to move forward with this proposal. He owns too many vacant land in Newark , mostly like he is just trying to sell it. Do your research and you will know why.

  11. So. Orange Ave dilapidated, dirty, gang infested. Throwing up apartments not the solution. This area is not safe or desirable to live in.

Land banking should be made illegal, just like that Yankel Tauber from Ramsey and Cottage Street Orbit in Arizona who own them vacant storefronts and the old Griffith building on Broad St between Central Ave and New St. No maintenance to them, graffiti on the side roof area that can be seen from blocks away. They get up there using the scaffolding in front of the old Griffith building, 607 Broad St. Also, no lights under the scaffolding, the light bulbs are there but Tauber had the electricity cut off. Code Enforcement needs to check it out. Hazardous.

  13. Jersey City grows and Newark lags behind because of land banking such as Yankel Tauber from Ramsey NJ who owns the old Griffith building on Broad St next door to the new Hahne Complex. Graffiti on the side of the roof area that can be seen from blocks away, and they get up there by climbing the scaffolding in front of 607 Broad St which is the old Griffith building. The lights under the scaffolding don’t work because he had the electricity cut off to save a few dollars. And the empty storefronts on Broad St between Central Ave and New St that are owned by Cottage Street Orbit of Tempe Arizona is just as bad as Yankel Tauber, graffiti on the side of the roof area too. No maintenance whatsoever and just sitting there rotting away. Code Enforcement needs to check it out.

  14. Go on Washington Street and ask Rutgers University the same question where Plant Parenthood was and they will tell you the reason DazedandConfused. Many buildings in this City is well contaminated with lead-dust and asbestos. The ventilation system have serious questions. Pabst Brewery was a health hazard. There are many more to be demolish but the Historical Society save save them.

  15. SO anyone think that Newark will be the next downtown jersey city …. like a mini Manhattan ? that even the South of Newark is now developing cause of projects like these ?
