The West Side neighborhood of Jersey City has seen a flurry of development proposals emerge in recent months and a plan that would construct another mixed-use building along a main artery could soon move forward.
New York-based DHA Capital has submitted plans to revitalize several properties at 212-230 Culver Avenue. Their proposal, drawn up by MVMK Architecture + Design, looks to demolish an industrial structure on the land and replace it with a modern J-shaped building that rises eight stories and tops out at 94 feet.
The ground floor of the property would sport 1,550 square feet of commercial retail space that faces Mallory Avenue plus a 184-space parking garage that would be entered on Culver Avenue. The plans also call for a 400-square-foot dog run to be constructed on the Pollock Avenue side of the property.
The remainder of the development would include 365 residential dwelling units, with over 43% of them set to be studios. 158 living spaces would have that designation alongside 179 one-bedroom apartments and 28 two-bedroom spaces, some of which would feature private terraces.
The development does not include any affordable housing component, as it does not trigger Jersey City’s inclusionary housing ordinance and complies with existing zoning.
Residents of the potential apartments would have access to an 8,400 square foot landscaped terrace area on the development’s second-floor outdoor, with residences that wrap around the space. A 1,135 square foot rooftop amenity lounge is included in the plans, as are 190 bicycle parking spaces.
DHA Capital has proposed an exterior that utilizes modular brick veneer and fiber cement board on most of the property that is contrasted with a recessed brick panel on the corner portion.
The developer’s application is slated to be heard by Jersey City’s planning board during their April 26 meeting, which is being held virtually on Zoom. It begins at 5:30 p.m. and can be accessed at this link or by using the webinar ID 822 9826 6771.
The proposal is the latest plan to emerge along Jersey City’s West Side, which has major undertakings like Bayfront in the pipeline during the coming years. Jersey Digs was the first outlet to reveal renderings detailing a massive 3,000-unit endeavor dubbed West Side Avenue back in February and other major developments have been approved in and around the Route 440 corridor.
