Two tracts in a Newark neighborhood could go from being largely undeveloped to containing a four-story building should a company’s proposal be approved.
A firm named 9 Marie Place, LLC is planning a development with 18 residential units at 9-11 and 11-13 Marie Place in the city’s South Ward, according to a public notice. The notice did not mention the proposed pricing of the units nor how many bedrooms each unit would include.
The developer is scheduled to seek preliminary and final site plan approval from the Newark Zoning Board of Adjustment during a virtual meeting on Thursday, December 10, according to the notice.
Variances such as use, density, and insufficient parking are reportedly being sought, with the notice indicating that the project would include a dozen ground floor parking spaces. There are no train or light rail stations close to this neighborhood, though New Jersey Transit’s 27 bus to Clifton, Downtown Newark, Irvington, and Nutley stops a few blocks away along West Peddie Street.
Municipal tax filings list 9 Marie Place, LLC as the owner of both parcels and associate the firm with an address in Springfield that is also listed on the website of GonSosa Development.
Unlike other neighborhoods, this section of the South Ward has seen few other multi-family development proposals of this sort recently. These two properties are situated a few yards away from Exit 56 on I-78, which was originally intended to serve the Route 75 Midtown Connector decades ago.
