Several parcels of land about halfway between McGinley Square and West Side’s shopping district can now be transformed into a modern five-story building that is looking to further revitalize one of the city’s main arteries.
Earlier this year, a company called Sunsky LLC submitted plans looking to develop five lots they own at 668-676 Communipaw Avenue. The land, located between Bergen Avenue and John F. Kennedy Boulevard, spans about 5,200-square feet and is currently home to a warehouse and some parking areas.
Per our reporting from earlier this year, the Secaucus-based company was slated to present their plans to Jersey City’s zoning board on March 11. That session was the board’s last in-person meeting before COVID-19 restrictions were enacted, but the proposal ended up getting revamped anyway in a fashion that should active the streetscape a bit more.
The revamped project was approved by the city’s zoning board during their July 16 meeting by a 6-0 vote. The final version now includes only four garage parking spaces but adds 1,462-square feet of ground floor retail split up between two commercial spaces that will sport floor to ceiling glass.

The remainder of the development, designed by Hampton Hill Architecture and set to rise 58 feet, will consist of 19 dwelling units. Two of the apartments will run 1,018-square feet and include two bedrooms, while the remainder of the living spaces will feature one-bedroom and average 683-square feet.
The two top floor units in the elevator building will sport private 453 square foot roof decks and residents of the entire building will have access to an 851-square foot common roof deck. An 1,844 square foot green roof is included in the development, which is slated to utilize red brick and gray hardi-fiber cement panels on the exterior.
The development will include a bicycle storage room with space for 10 bikes on the first floor and the one-story garage in the rear of the building will be accessed via Communipaw Avenue.
Four street trees will be planted as part of the project, which falls within a Commercial/Automotive District and was granted bulk variances by the zoning board related to the size, width, and depth due to the property being an undersized lot. A groundbreaking date for the project has not yet been announced.
