Even though Guttenberg is already the most densely populated town in the entire country, developers are continuing to submit applications to construct new multi-family buildings in the Hudson County municipality. Now, two new buildings are in the works for Guttenberg.
The first project could be constructed at 334-336, 338, and 340 68th Street, three adjacent properties that are located by the corner of Palisade Avenue. A public notice from North Bergen-based Alonso & Navarrete shows that the proposal by 68th Street Properties, LLC calls for a mid-rise building with 53 residential units to be constructed on the premises. 65 parking spaces are planned for the development. The site in question contains two houses along with a building that has long been used by a moving and storage company.
Farther west, on the other side of Bergenline Avenue, another public notice from Alonso & Navarrete indicates that a project with 48 residential units is being planned for 7004, 7006, and 7008 Adams Street near the corner of 70th Street. This development, if approved, is slated to include 57 parking spaces. Each of the three tracts contains a house. NJ Parcels records show that the three properties were acquired over the last year by 7000 Adams Street, LLC for a combined $964,000.
Both development firms have filed requests for subdivision approval in order to merge the properties associated with each project, according to the notices. The companies are also seeking Preliminary and Final Site Plan approval with multiple variances.
Unlike many other Garden State municipalities, Guttenberg does not have separate planning and zoning boards. The Guttenberg Joint Planning/Zoning Board was scheduled to hear both applications during its meeting on Monday, July 15.
