Taller Development Approved at Jersey City Unleashed Site

A proposal to revitalize a former pet spa near the Holland Tunnel feeder roads will now be a bit higher as officials greenlit revamped plans that will add more retail space to the neighborhood.

Jersey City’s Planning Board initially approved plans to revitalize the former home of Jersey City Unleashed about a year ago. The properties, spanning 619 Marin Boulevard, 173-183 Sixteenth Street, and 180 Fifteenth Street, were purchased by Pegasus Partners back in 2019.

The board approved changes to the application late this summer that will now allow two towers rising 17 stories and 169 feet tall each. The changes were mostly due to the elimination of an automated parking garage included in the past plan in favor of a standard facility.

The residential component skews a bit smaller, breaking down as 176 studios, 309 one-bedrooms, 80 two-bedrooms, and 48 three-bedroom units. An increase to 239 parking spaces in a garage are included in the new plan, as is space for 311 bicycles.

The façade of the development has also been changed a bit per new renderings released of the project. Two smaller existing buildings along Fifteenth Street not included in the plan are slated to remain following the approvals.

The development still hopes to liven up the pedestrian experience along the street a bit and on a bigger scale than previously proposed. A total of 11,803 square feet of retail will be split between two storefronts at the project.

The first storefront, dubbed a “café space” on the plans, spans 2,700 square feet along 16th Street, while the larger space will be situated along Marin Boulevard.

Despite the approved changes, Pegasus Partners has not indicated when the project could break ground. The company also has several major developments in the works in uptown Hoboken that have been bogged down by litigation.
