Although Morristown has seen countless developments over the last two decades, from Metropolitan at 40 Park to what is now known as Sofi at Morristown Station, new projects continue to be proposed for the seat of Morris County. Now, another new building could be approved for the municipality’s central business district.
A developer filed an application with the Morristown Planning Board for a proposal involving 126 and 136 South Street. Located a few blocks away from the Morristown Green, these two properties partially surround the building that contains Green Village Cleaners. Both parcels are situated near the Mayo Performing Arts Center and the Vail Mansion.
A four-story mixed-use building with 40 residential units and around 2,210 square feet of new retail space is in the works. There would also be 69 parking spaces for vehicles and 41 spaces for bicycles on the premises.
The land use application for the project states that “the two existing commercial buildings will be removed, except for the existing 3,600 sf [square feet] of retail space located on Lot 39 [126 South Street] which will be refurbished.”
Montgomery County, Pennsylvania-based BartonPartners is listed as the architect for the development while the developer, South Street Morristown Holdings, is associated with Roseland-based Canoe Brook Development.
An April 20 letter to Morris Habitat for Humanity on Canoe Brook Development letterhead mentioned plans by the developer to acquire three Council on Affordable Housing (COAH) credits, with a contribution amount listed at $125,000 per credit. The letter explained that “Habitat will utilize the 3 COAH credits to offset the affordable housing obligation of [the] developer’s project located at 126 and 136 South Street” and noted that Habitat plans to allocate two credits from a project at 29 Hazel Street and one credit from a project at 17 Orchard Street.
The matter is scheduled to be heard by the Morristown Planning Board during a meeting over Zoom this Thursday, July 23 at 7:00 p.m.
