More than four years after plans surfaced for a development with 120 residential units off Route 440 in Jersey City, a new proposal calls for an even larger project at the same location.
Myneni Properties, LLC is now envisioning a 15-story tower at 682 Route 440 and 11 Bennett Street, two adjacent lots that are situated along a corridor that has already seen a major increase in multi-family development activity.
The company submitted an application to the Jersey City Planning Board seeking preliminary and final major site plan approval with variances in order to proceed with constructing 218 residential units, 2,025 square feet of retail space, and 105 parking spaces on the premises opposite the Hudson Mall.
There would be 117 one-bedroom units, 66 two-bedroom units, and 35 three-bedroom units, though according to the application, none would be “affordable” or “workforce” housing.
Site plans from Minervini Vandermark Melia Kelly that were released by Jersey City’s municipal government show that if approved and completed, the building could also contain a gym, daycare area, outdoor terrace, and rooftop amenity area.
Located in Ward B near developments such as 16 Bennett and The Agnes, the site currently includes a one-story strip mall and a parking area.
A public hearing regarding the latest plans is scheduled to occur during the Jersey City Planning Board’s Zoom meeting on Tuesday, December 7, at 5:30 p.m.
