Modera Lofts, formerly the 110-year-old Butler Brothers warehouse, located at 350 Warren Street, is an ambitious 366-unit loft building. Appealing in its industrial-chicness, the building features a cavernous lobby, exposed brick, raised beams and table-tops, which have been restored or handcrafted by utilizing wood sourced from the original site. Salvaged artifacts from the original warehouse such as restored fire doors, can be found throughout the building. The building is distinguished in Jersey City by its application of adaptive reuse as opposed to ground-up building.
Developed by Mill Creek Residential, the second-largest developer of multi-family housing in the country, the building officially opened in Mid-April and is now 85% leased. According to senior community manager, Randi Donovan, Modera anticipates being entirely leased by next month. Studios begin at $2,200, one-bedrooms go from $2,800, and two-bedrooms from $3,400. Three bedrooms, (there are 7 of them) start at $5,000.
All units feature polished concrete floors, modern kitchens with islands and quartz countertops, stainless steel, energy-saving appliances, washers and dryers and spacious closets. Homes feature barn doors, rope lighting and ceiling fans as well. Being that it’s an adaptive re-use project, the developers had to work with what was already there, which resulted in 27 customized floor plans.
“People coming here want more than luxury residences. They’re seeking a community with distinct culture, and features that are uniquely catered to their lifestyle. They’re realizing that Jersey City can give them that at a much better price ” said Donovan, noting the appeal to former Manahattanites.
“Residents are looking for different amenities that enhance their lifestyle on a daily basis,” she mused, noting the building’s popularity among the younger crowd—largely singles, couples, and some roommates and families. Residents and guests can enjoy complimentary coffee, tea or flavored seltzer in the lobby as well as a full-service concierge and front desk staff. In the club room on the first floor, guests and residents can shoot pool, play shuffleboard and enjoy the fireplace. The building has multiple conference rooms for residents to host everything from dinner parties to meetings and events. There are also office spaces available for those who work from home but would like to step out of their apartments to work.
The pet-friendly building boasts a dog run on the rooftop, as well as a pet spa for bathing and grooming. Kid Zone, a playroom outfitted with toys, tables, chairs and poufs, is a spacious area for children. A fitness center, located in the back of the lobby, includes a spinning room with stadium staging and yoga room, each with video classes on-demand, as well as cardio machines and weights. Both a bike storage and repair room and a parking garage are available to residents.
Outside, an impressive rooftop rounds out the building’s many assets. Although the building has eight floors, it feels taller. The rooftop is equipped with modern grills, tables, lounge chairs, umbrellas and faux grass, as well as a sweet dog run and an adjacent “cooling room” for residents seeking a respite from sunning. Modera Lofts hosted their first party this summer, which was attended by 200 residents. Plans are in the works for at least one resident event per month organized by management, including unique activities such as movies on the rooftop.
Mill Creek prides itself on thinking of their residents first, and Modera Lofts is no different as displayed by the guest suite, which is available for residents with guests staying in town and can be rented by the night as a hotel alternative for friends and family. With so many highrises in Jersey City, the swoon factor often winds up in the details, and at Modera, there are many to seal the deal.
This weekend on Saturday, October 1, Modera Lofts will host “Hello Neighbors!”, a family-friendly event created in partnership with EIGHTY Magazine, Gramforacause, and CWS (Church World Service), to connect and help assimilate refugee families into the Jersey City community. The event will take place at the building from 5:00-8:00pm. Please RSVP on Eventbrite for ticket information and event details.
