What does an office on the cutting edge look like? Mack-Cali Realty Corporation and SJP Properties have presented their vision for the next-generation Harborside Tower, a project Jersey Digs first reported on this past summer.
This first peek at architect FXFOWLE’s renderings for the 40-story Class A office building reveal state-of-the-art details that aim to make its 1.2 million sq. ft. the most coveted commercial real estate in downtown Jersey City. Riding high on the current trend of densification – a ruefully Dilbertesque euphemism for shrinking, more tightly packed corporate offices – this “intelligent building” is designed with open spaces that foster collaboration, and is equipped to get its tenants down to work.
The infrastructure is built around super-fast Internet service with unlimited bandwidth, which offers plug-and-play capability through a distributed antenna system (DAS). That network also powers a web-based service request system that ensures quick and seamless resolution. The Internet of Things permeates the building, with a digital management system monitoring and controlling all building systems to maximize operating efficiency and minimize energy consumption. Thus, Harborside Tower has achieved LEED Gold certification.
An elegant two-story glass lobby that greets all who enter, and on the way in, pass an exterior LED. In the lobby, you’ll find a concierge and security personnel along with a fully staffed mail and messenger center.
The most dramatic feature of all is a roof garden and lounge providing unobstructed views of Manhattan, available for tenant use along with a conference center on the mezzanine level. Whichever level you’re heading to, the destination dispatch elevators can get you there 25% faster.
Finally, anchoring Harborside Tower on the lobby level will be two retail units totaling 37,000 sq. ft.
As if high-tech goodies and Manhattan views weren’t temptations enough, companies that move into Harborside Tower will be eligible for economic incentives that include New Jersey’s “Grow NJ” assistance program.
