The ambitious Hoboken Connect economic redevelopment project took a huge step forward last week, when LCOR celebrated the groundbreaking on Charlie, a 27-story, mixed-use residential building.
Located on Observer Highway, steps away from the Hoboken Terminal, the 386-unit building will feature sustainable design and 20% of the residences will be affordable.
LCOR commemorated the project milestone with a ceremonial groundbreaking alongside project partners and elected officials, including Hoboken’s Fifth Ward Councilperson, Phil Cohen. Consigli Construction Co., Inc. will serve as the general contractor and financing is being handled by KKR.
“With direct access to multiple transportation hubs, best-in-class amenities and sustainable design, Charlie will deliver a highly desirable living experience along the Hudson Waterfront in Hoboken,” said Brian Barry, Senior Vice President at LCOR. “Today’s groundbreaking is one part of our larger vision to create a transformative mixed-use development in the neighborhood – one that fosters economic growth, creates job opportunities and enhances the lives of the community.”
Charlie is just one piece of the ambitious Hoboken Connect project. The 365,000-square-foot residential tower will offer a mix of studio, junior one-bedroom, one-, two-, and three-bedroom living spaces. The ground floor will be dedicated to retail opportunities. The residential experience will include 14,900 square feet of amenities, including co-working spaces, pet spa, outdoor pool, resident lounge, fitness center, and a rooftop deck.
Green roofs, stormwater improvements, and the largest residential geothermal system in New Jersey are just a few highlights of Charlie’s sustainability features. In partnership with LCOR, Salas O’Brien and Allied will design and install the geothermal system. The team is targeting LEED Gold certifications for the building.
“This project, which integrates transportation, sustainability, and economic development, will provide more housing and commercial spaces as well as vibrant cultural opportunities that will enhance the Hoboken community.” said Governor Phil Murphy.
LCOR started construction on the $900 million Hoboken Connect project in May 2024. This significant redevelopment effort includes a mixture of private and public spaces. A 21-story office building with 5,000 square feet of retail will join Charlie. The Ferry Terminal Building and Warrington Plaza will be renovated and restored to offer publicly-accessible commercial space. With a new bus terminal and sweeping pedestrian plaza, the area will be completely revitalized and afford easy access to bus, ferry, light and heavy rail, and PATH services.
