A multi-phase redevelopment effort is quietly underway along the Weehawken waterfront as a new residential building is rising on property situated right next to a sprawling greenspace.
Work has been ongoing for several months at 3-5 Port Imperial Boulevard at a property known as “Park Parcel.” The 4.75-acre plot overlooks the Weehawken Park and Recreation Center, a waterfront gem that includes several sports fields, playgrounds, and a $10 million swimming pool that opened last summer.
Approvals for the development, known as the Park Apartments, were obtained by Port Imperial Park Urban Renewal LLC several years ago. The company was a subsidiary of Veris Residential, which was formerly known as Mack-Cali.
Rockpoint Development purchased the property from Veris last April for $30 million and quickly moved forward on the project. Drawn up by Lessard Design, the current work at the property is a 10-story building that represents the first phase of a larger project.
The completed first portion will include 298 luxury apartments plus a free-standing parking garage sporting around 300 spaces. Amenities at the compound will include a fitness center and an outdoor courtyard complete with a pool.
The development, which does not include any affordable housing, will connect with the garage component via a glass pedestrian bridge. The development is expected to include roughly 80 spaces for the general public, and an outdoor parking lot by the premises is also set to be expanded to include 73 additional spaces for the Township.
A new loop road is additionally planned for the site, where two large cranes hover over the landscape. The work is being undertaken by Belle Contracting and the development has officially gone vertical, as about three floors of the project have started to rise.
The totality of the Park Apartments project is slated to span three adjacent development sites, and Rockpoint Development has a total of 748 units planned across three buildings. An estimated timeline for completion of the first phase has not been announced.
Park Apartments is the second of two major endeavors currently under construction along Weehawken’s waterfront, as a 259-unit development from Hartz Mountain near the Hoboken border is well underway.
