Most buildings that can be found along Broadway in Newark’s Lower Broadway business district date back generations, but now, a new development could be added to the block’s streetscape.
A five-story apartment building is envisioned for 40 and 42 Broadway, where a one-story building and a three-story building have long stood.
40 Broadway Ave, LLC of Kensington, Brooklyn, submitted an application to the Newark Zoning Board of Adjustment that says that 18 residential units, 823 square feet of retail space, and a gym are envisioned for the premises. Nine of the apartments would be one-bedroom units while the other nine apartments would be two-bedroom units.
The new building would also include a rooftop terrace with pergolas and a game area, according to site plans from OCA Architects.
Located a short walk north of Newark Broad Street Station, over the years, the existing structures on the premises have been home to businesses such as J&J Convenient Store, A Taste of Africa, Natalia Coffee Shop, Las Delicias Restaurant, Sazon Dominicano Restaurant, and Mzizi Afro-Caribbean Eats.
Shneur Kovitz is identified in the application as a managing member of the 40 Broadway Ave, LLC, while a disclosure statement also associates David Polasak and Chaim Genut with the firm.
The company is scheduled to seek preliminary and final site plan approval with a number of variances during a virtual zoning board meeting Tuesday, November 30, at 6:00 p.m.
