Minor changes are planned for a development project in Newark’s Lower Broadway neighborhood that was announced in 2019.
Broad Street Urban Renewal, LLC, a Carlstadt-based firm associated with Russo Development, is scheduled to go before the Newark Central Planning Board on Monday, September 14 to seek amended approvals in connection with the proposal for the area around 349-377 and 379-397 Broad Street.
The site is located north of the Newark Broad Street Station near an existing Burger King location.
A municipal staff report from September 10 says that an application from the developer that was approved in June 2019 called for a two-building project with retail and community space, residential units, and parking. The amended version of this proposal involves an increase in residential units from 255 to 299 and an increase in parking spaces from 226 to 314, according to the report.
The southern structure is currently being referred to as “Building A” while the northern one is referred to as “Building B” in the report. Both would be five stories tall and include studios, one-bedroom units, and two-bedroom units if ultimately constructed.
“The project remains subject to the City’s Inclusionary Zoning Ordinance,” the report states, adding that “the applicant should re-affirm their commitment to abiding by the Ordinance and the provision of affordable housing in the City of Newark.”
Building A is expected to include a rooftop amenity space, a courtyard with a pool, and 97 residential units. Building B would contain 202 residential units, 4,236 square feet of commercial square, and a 1,712-square-foot community gallery, according to the report.
The meeting is scheduled to begin over Zoom at 6:00 p.m.
