Since launching last summer, Pure Properties has continued to draw some of the best talent in the industry, and their newest Sales Associate has a track record of achieving record sales prices and strong volumes since her entry into the Hudson county marketplace.
Megha Moza, who joined the company’s Jersey City office just last week, brings a unique perspective and experience to Pure Properties. She grew up in India and went on to obtain her Master’s degree in Finance from London’s prestigious Cranfield School of Management.
Megha developed much of her expertise while working as a wealth management specialist at Citibank, later moving over to a UK-based hedge fund called Fortelus. It was there, while working in investor relations and specializing in distressed assets, that she developed an interest in real estate.
After moving to the United States in 2011, the real estate bug led Megha to real estate in Hudson County working at two other firms prior to joining Pure Properties. In less than five years, she quickly achieved over $100 million in cumulative sales volume. She established a working relationship with Dixon while facilitating several sales over the years, and was impressed with what she saw when the company formed Pure Properties last year.
“Pure Properties is not like every other brokerage out there,” Megha says. Managing Director Zeke Ortiz ended up recruiting Megha to the Manhattan offices of Pure Properties three months ago, and she views her move to Pure Properties as a next-level proposition.
“I’m excited to leverage what Dixon has to offer,” she says, adding that she looks forward to getting involved in the company’s development side. Megha also appreciates the different model Pure Properties uses compared to other brokerages, which gives clients a better insight into what exactly they’re buying.
“For investors, it’s a numbers game,” Megha says. “Breaking down real estate transactions financially, having an understanding of cap rates, those are things that we provide and that investors are looking for.”
Megha has an impressive track record of closing several deals at Crystal Point, one of Jersey City’s premier waterfront condominium buildings. Of the five transactions that took place at the property, she was involved in three of them. She recently closed a transaction on a 1,591-square foot unit in the building for a record $2.4 million, which made it the first condo to surpass the $1,500 per square foot mark at the property.
Megha also worked on another deal at Crystal Point for a similarly large unit that rented out for $7,500/month, which is the highest rental price in the building. The stats may be eye-popping, but Megha understands that buying a house isn’t just about numbers and figures.
“For most buyers, you are not just selling a home; it’s one of the biggest investments they’ll make in their lives,” she says.
