A new block-long rental building in Hoboken’s emerging northwest is slated to start leasing in the Fall, an opening that will help fill a development gap in the neighborhood that has existed for years.
The Jordan, located at 1200 Clinton Street, is the latest joint venture project from Fields Development Group and Ursa Development Group. They are hard at work finishing up construction on the 159-unit building, which is topped out and currently undergoing exterior work. The building sports a similar design and blueprint to the nearby Upper Grand buildings at 1200 and 1300 Grand Street.
The companies describe their living spaces as “condo quality luxury rentals” that break down as 42 1-bedroom units and 117 2-bedroom ones. The rentals will have “brownstone entrances” from the street level, boast 9-foot ceilings and feature washers/dryers in the actual units.
Some apartments will have private balconies overlooking a common courtyard that comes complete with a barbecue area. In addition to the courtyard, The Jordan will also feature several other amenities for residents, including a fitness center and a community room.
The Jordan will be a huge upgrade over what previously occupied the site. The lot, which has been vacant for decades by most accounts, was once home to a Manufactured Gas Plant. From the 1860s to the 1930s, the property was used to cook coal in ovens to create gas that serviced people’s homes, a practice common in urban areas at the time.
PSE&G was found responsible for cleaning up various contaminants at the site and began a remediation at the land in 2013, removing about 95,000 tons of soil. The $30 million project saw the erection of a temporary tent structure to clean the lot, after which the property was turned back over to the developers.
Then Fields Construction Company, an affiliate of Fields Development Group, the company that built out the site, got to work on the property’s reuse, which should help bring some street life to the area. In addition to the living spaces, the building will also have four 450 square foot storefronts on the corners of cross street intersections although no tenants have signed on yet.
