Hundreds of additional residents could soon live off of one of Central New Jersey’s busiest thoroughfares.
A new multi-family complex with 360 residential units is in the works for 3478 Brunswick Pike/Route 1 in Mercer County’s West Windsor Township.
The proposed development by West Windsor Duck Pond Associates, LLC would include 22 three-story buildings, a pool, a clubhouse, and 813 parking spaces, according to the agenda for the West Windsor Township Planning Board’s next regular meeting.
Site plans from Appel Design Group list North Brunswick-based Garden Homes Development as their client for this project, which is referred to as “West Windsor Duck Pond.”
A November 10 memo from David Novak of Burgis Associates, Inc. to township officials stated that the 62.89-acre site is vacant, but “significant site improvements have been completed to support a prior 2007 approval for a hotel and office development.”
Novak wrote that the current proposal calls for 260 “market-rate townhouse units” and 100 “affordable apartment units,” but “the affordable units are not proposed to be located within the same buildings as the market-rate units.”
All of the townhouses would be three-bedroom units while there would be 13 one-bedroom apartments, 42 two-bedroom apartments, and 45 three-bedroom apartments.
An open space plan from Pennoni shows that the development would include pedestrian and bicycle access to the neighboring Windsor Woods apartment complex and Meadow Road. There would also be eight pocket parks, walking paths, and a sidewalk to The Square at West Windsor shopping center, which includes locations of Lowe’s, Trader Joe’s, and Chipotle.
The West Windsor Township Planning Board is scheduled to hear West Windsor Duck Pond Associates, LLC’s application during its meeting on Wednesday, November 18 at 7:00 p.m.
