Inundated with questions and curiosity in response to Dixon Projects’ public launch last week, we thought it would be helpful to examine the company’s consolidated approach to construction and design through an example of a recent project. Set in the Heights, a budding Jersey City neighborhood, we venture to Jefferson Avenue where a first-time residential investor in need of a property renovation had recently contacted Dixon Projects.
Presented to the company as an income-generating property, Dixon Projects was tasked with providing a budget-friendly renovation that worked within the existing envelope of the home. Understanding the investor’s needs, and intent for the property, Dixon Projects specifically designed the space to appeal to the largest possible audience of potential tenants.

The project began with multiple site visits where the Dixon team guided the owner through various ways to optimize the existing space. With no specific design requirements, providing a personalized plan with clearly defined benefits for each scenario helped ease the burden to the owner.
In the finalized plan, the kitchen would become the focal point of the home. A cornered-in sink and roaming refrigerator were replaced while a new layout optimized the area for a more desirable open plan. A new center island added counter space while a line of cabinetry provided much-needed storage. Kitchen windows were replaced by a large sliding glass door that provides direct access to a new rear deck and copious amounts of natural light.
Both of the home’s existing bathrooms were also fully renovated, enlarging the first and adding marble tile and a glass-enclosed shower to the new en-suite on the second floor. To better suit the needs of the space, a third bathroom replaced what was originally a hallway closet. With budget constraints in mind, the Dixon team preserved as many original features as possible including hardwood floors which were refinished, and the original staircase which was repainted and lined with a carpet runner to add pops of color and texture. Outside, an original brick wall was refurbished to become a distinctive focal point complemented by the addition of new brick pavers and planting beds.
Upon completion, the property was leased within a month. A coordinated effort, supplemented by weekly reports and a single point of contact for the owner, helped to expedite the process and simplify the complexity of construction operations. The project resulted in a successful transformation to a single-family space with increased value and added appeal built upon the home’s original “bones.”
