Five-Story Development Could Come to Greenville

Although there have been a handful of proposals and some new construction, the Martin Luther King, Jr. Drive corridor in Jersey City’s Greenville neighborhood has not seen anywhere near as much development as has occurred in sections of the city farther north such as Downtown, Journal Square, and Bergen-Lafayette. However, a new plan by an anonymous LLC could bring more apartments and retail space to this community at the southern edge of Ward F.

A five-story building has been proposed by MLK Holdings Group, LLC for 168-172 MLK Drive, a property that is situated at the northeast corner of Stegman Street. The company has filed an “as of right” application to construct the project, according to a legal notice, meaning that the proposal meets the Jackson Hill Redevelopment Plan Area’s guidelines and does not require any variances or waivers other than Preliminary and Final Site Plan approval. If such permission is granted, the development would include 16 units atop two retail spaces.

The legal notice stated that there would be a hearing before the Jersey City Planning Board on August 14, but the matter was not listed on the meeting’s agenda.

The site, which is located within two blocks of New Jersey City University and Audubon Park, contains a vacant one-story building that was once occupied by A&S Pharmacy.
