A single-family house in Jersey City’s The Heights neighborhood could soon be home to a new apartment building that will feature some unobstructed Manhattan views, as the developer behind the project should go before the zoning board for approval soon.
620 Palisade Avenue is currently home to a 4-bedroom, 2-bathroom single family house that is set back from the street and has admittedly seen better days. The L-shaped cliffside lot, at just over 10,000 square feet, was put up for sale last year at $1.3 million as a development opportunity.
A buyer is under contract to purchase the property, but sale of the land is contingent on getting zoning approval for a development project they’ve drawn up. The proposal, which is the second version conceived, is for a four-story residential building, with the top floor being set back. 22 units and 21 parking spaces will be included in the project, which will feature brick façade and stay in keeping with the residential feel of the neighborhood.
The parking spaces will be accessed via a single curb cutout, a welcome relief in a neighborhood with a lot of driveways that prevent parking. Cars parked inside the property will be hidden from the streetscape, the structure will have two entrances on each side of the garage, and the building will cover about 80% of the lot.
To move forward, the developer will need density and height variances, as the irregularly shaped property is located in the R-1 Zone. The buyer of the land will be looking to gain approvals for the project themselves and if they get them, the sale will be finalized. The Riverview Neighborhood Association’s recently voted mostly in favor of the project, which should go before the Zoning Board in the near future.
