A home inside one of Jersey City’s tallest buildings received multiple offers and quickly found a buyer thanks in part to a renovation consultation from one of Hudson County’s top agents, Rebecca Fu.
Unit PH1-7 inside the 88 Morgan development recently closed for a price of $1.8 million. According to the MLS, the number represents the highest price per square foot in the history of the 14-year-old building and star listing agent Rebecca Fu of Weichert Realtors was highly involved in making the sale a success.
Fu, who is licensed in both New York and New Jersey, got to know her sellers well before the listing hit the market during the holiday season. She put her extensive experience working on new construction projects to work and helped define the renovation of the three-bedroom home, advising her sellers about tile, stone, and floor choices.
“A high-quality renovation generates the best value,” says Fu. She was actively involved in the pre-sale renovation and preparation of the penthouse for months, even before the seller signed the listing contact.
“Buyers today want a ready to live in home,” adds Fu, “To guide the sellers in the renovation, I stepped into the shoes of the future owners to design the space in a way that makes the home most livable.” The seller fully trusted Fu and did all the work as she advised.
New additions to the penthouse space included customized ceiling soffits throughout, added 5-inch-wide European White Oak hardwood floors, and a kitchen with updated appliances, custom ceiling-height high-gloss white cabinets with elegant chrome edge pulls, Da Vinci Lux White back-splash tiles, and Calacatta Sponda quartz countertops. The 1,454 square foot space, which includes an outdoor terrace, sold for a building record of $1,237.96 per square foot. That sum is about 20% higher than the highest previous sales record in the building, and multiple offers were received for the home just two weeks after it hit the market late last year.
Since embarking on her real estate career in middle 2017, Fu has gone on to generate the highest individual sale volume in both of Weichert Realtors’ Jersey City offices in 2020 and 2021. She surpassed the $100 million mark in transactions during her first four years and has a keen eye for how clients’ priorities have shifted amid the COVID-19 pandemic.
“Homeowners are more willing to invest in apartments with bigger square footage than before the pandemic,” Fu says. She adds that spaces with great views and abundant natural light tend to add great value, particularly when many people work from home.
Fu additionally notes that the private terrace featured at Unit PH1-7 was a major selling point. “Prices of homes with usable outdoor space have definitely spiked,” Fu says. She says her extensive experience in pricing and marketing throughout Hudson County and a personal touch with clients have led her to success. “Work in good faith and mutual trust go a long way,” she says.
