City records show that plans to bring a new residential development to 78-80 Manhattan Avenue, between Summit Avenue and Central Avenue in Ward D, were approved with conditions by the Jersey City Zoning Board of Adjustment during its public meeting on October 5th. The developer, Hudson Home Builders, LLC, sought Preliminary and Final Major Site Plan approval with the project with variances for use and compact parking spaces.
According to a legal notice, when completed, this multifamily development will be three stories tall, and will include 10 residential units. 10 parking spaces will be provided on the premises.
The site recently contained a two-story house and a gated vacant lot that, until last year, also was occupied by a house. However, the latter residence was demolished after a red square sign was placed on the facade.
Hudson Home Builders acquired 78 Manhattan Avenue in late 2015 for $300,000 from a Rutherford resident and 80 Manhattan Avenue in May 2016 for $342,000 from a Jersey City resident, according to NJ Parcels data. Records on the website show that the company has recently been buying properties throughout Jersey City, and that it is registered out of a house on Ogden Avenue and a mixed-use building in McGinley Square.
The site is located directly across the street from Pershing Field Park and is within close walking distance of the Central Avenue business district and New Jersey Transit bus service.
