A corridor of Hoboken that has been slow and steady on the development front is getting a new complex with retail space and supersized apartments that will offer square footage rarely seen in Hudson County.
Hoboken’s Zoning Board recently approved an application to revamp 701 and 709 First Street. The properties, which have registered ownership out of Kearny, are currently home to Irving’s Service Center, a vehicle maintenance facility.
Designed by Nastasi Architects, the approved plan calls for demolition of everything at the site in favor of a six-story mixed-use building. The ground floor of the development will include 950 square feet of Class III restaurant space, 12 off-street parking spaces, and bicycle parking for residents.
The remaining floors will consist of nine residential units, some of the largest condos to hit the market. The homes include one five-bedroom space, four four-bedroom units, and a trio of three-bedroom units. No affordable housing is included in the plans.
Perks for residents at the approved development include a second-floor amenity lounge and fitness center, plus a common outdoor terrace spanning 820 square feet. The ground floor of the property will also feature a loggia overhang that spans the retail storefront.
Hoboken’s Zoning Board granted the development several variances during approval, including deviations for maximum height, minimum lot depth, maximum lot coverage, minimum rear setback, and two signage nonconformities. A groundbreaking date has not been announced for the project.
The southwest area of Hoboken recently welcomed Southend Lofts to the landscape and has a few other developments in the pipeline. The Southwest Park was recently expanded, and a few new eateries have opened or are in the works as well.
