A former industrial building on the outskirts of Hoboken has started to welcome its first residents and the developer has revealed a public atrium and other perks of the property following several years of construction.
The Taurasi Group is wrapping up work on the Southend Lofts, a major adaptive reuse project approved in 2022. Situated at 38 Jackson Street, the project occupies a site that was once home to the Davis Baking Powder and My-T-Fine Pudding factories.
First built in 1893 as a five-story structure, the original building has been meticulously restored and complemented by a newly constructed residential wing rising to nine stories. The new portion was designed to echo the scale and industrial character of the original architecture, including oversized factory windows, soaring ceilings, and exposed columns.
The most unique area of the building’s adaptive reuse might be the indoor public atrium, which was designed as a contemporary interpretation of Milan’s Galleria Vittorio Emanuele II. It’s topped by a soaring, translucent PTFE canopy that fills the space with natural light, and the future retail spaces surround the centerpiece.
Speaking of those spaces, several high-profile tenants have already signed on board. While their storefronts are still being built out, the owners of Brooklyn’s Dumbo Market will be bringing Southend Market to the property, while Nana’s Dim Sum + Dumplings is coming to the eastern side of the complex.
Queens-based Under Pressure Espresso Bar is also slated to open at the property, as is Philadelphia-based City Fitness. A lease has also been signed with the Hoboken Public School District to house a dedicated pre-kindergarten and early childhood education center within the building.
The remainder of Southend Lofts consists of 110 one- to five-bedroom condominium residences, including duplex penthouses. Residences feature expansive interiors that pair historic loft elements with contemporary finishes.
Future residents will have access to a slew of amenities, perhaps the most notable of which is an 8th-floor rooftop terrace with a pool and panoramic views of the Manhattan skyline.
No official opening dates have been announced for the retail component of Southend Lofts, but it will join a neighborhood that has grown significantly in recent years. The complex is across the street from the Southwest Park, which was expanded last year.
A 24-gym facility called Hotworx has been approved for a nearby building, while a wine bar called With Love, Valentina opened earlier this year. Another residential development is slated to rise at 61 Jackson Street.
