Newly released renderings show stark contrast between the present state of the corner of Route 440 and Virginia Avenue on Jersey City’s West Side and the future one that developers are looking to bring to the area.
The properties at 682 Route 440 and 11 Bennett Street have long contained a strip mall, but a proposal by Myneni Properties, LLC would replace the existing building on the premises with a 15-story tower.
As Jersey Digs first reported last month, the LLC’s plan, which is the second residential development concept to surface involving this site in recent years, calls for 218 residential units, 2,025 square feet of retail space, and 105 parking spaces.
No “workforce” or “affordable” housing would be included, according to a development application.
Renderings released by Minervini Vandermark Melia Kelly show that part of the building’s first floor would include a lobby with floor-to-ceiling windows facing a small surface parking lot.
An outdoor terrace would be situated a few yards above the base of the building and serve as a courtyard of sorts, with part of the building constructed around it. Meanwhile, an outdoor pool and seating area would be located atop the development.
This proposal was initially scheduled to go before the Jersey City Planning Board in December, but was carried to the board’s January 4 meeting.
