A surface parking lot in the shadow of The Beacon complex could soon be home to another development as officials have greenlit a plan for a new residential project near Jersey City’s geographic center.
During their June 11 meeting, Jersey City’s Planning Board approved an application to revitalize 147 Academy Street. The property, which sits at the road’s corner with Grey Street, spans about 5,100 square feet and is just about a block away from the Hudson County Clerk’s Office.
The company looking to revamp the parcel is called Laxmi Ma Academy URE LLC, the ownership entity that is registered out of Kennedy Boulevard. They have worked with Lambertville-based Minno Wasko on a plan that looks to bring an eight-story multi-family building to the property sporting a decidedly modern look.
The approved project is set to include 69 residential units that would skew smaller in the biggest way. All but one of the spaces would be a studio, with one three-bedroom space included in the development.
No affordable housing component is included in the project, which also does not feature any parking for cars. 35 spaces for bicycles are included in the plans for the development’s ground floor.
The first floor of 147 Academy Street is set to feature a co-working “nook,” while the roof of the development includes both an indoor and outdoor common amenity space. A partial green roof is additionally featured in the plans.
The proposed exterior at 147 Academy is slated to utilize masonry brick veneer and fiber cement panels as major components.
Jersey City’s Planning Board granted variances to the project related to building height of 90.96 feet where a maximum of 85 feet is permitted. The project was also given a deviation for minimum ceiling height for ground floor residential floors.
A groundbreaking date has not been announced for the property, which has seen some previous proposals emerge over the years. Plans to revitalize the 147 Academy Street property into a multi-family development were approved by the planning board back in 2016 but never came to fruition.
