Plans to bring several apartment buildings to properties in Passaic that were previously used by a local freight railroad company could potentially be approved this week using video conferencing.
The Passaic Planning Board is scheduled to hold a special virtual meeting today, Wednesday, April 15 at 6:30 pm to discuss a developer’s vision for the New York and Greenwood Lake Railroad’s former yard and rail spur, according to legal notices. A Main Avenue-based company called Passaic Street Properties, LLC has major plans for both tracts.
Located at 99-111 Passaic Street near 6th and South Streets, the rail yard site could be converted into a complex with four parallel five-story buildings, one of which would contain commercial units along Passaic Street. The development would include a total of 208 residential units, with 52 units and parking in each building.
The other property does not have a street address, but is situated off of Wall Street and was previously used as a rail spur for freight trains traveling towards Garfield. Part of the site could become home to a five-story building with 36 units, including 12 with one bedroom and 24 with two bedrooms. Parking for the building would be situated at the nearby rail yard site, the notices show.
Site plans posted by the municipal government refer to the entire project as “The Station at Passaic” and include renderings and site plans from Hoboken-based OMLK Architects and Totowa-based MCB Engineering Associates.
Passaic Street Properties is seeking Preliminary and Final Site Plan approval for both lots, while subdivision approval is also being sought for the rail spur site. The latter property is expected to be split, allowing for part of the premises to be bought by the City of Passaic and used as parkland.
In December, The Record indicated that the municipal government was interested in acquiring a couple of acres from Fadi Samaan of Passaic Street Properties through a $1.6 million bond ordinance. The ordinance, which was reportedly approved, is expected to allow for the existing train tracks near Pulaski and Dundee Island Parks to be removed. People experiencing homelessness have resided in the area in recent years.
