Groundbreaking Set for 143-Unit The Rail at Bound Brook

One of Somerset County’s emerging towns will be getting a new development just steps from their train station as the two companies behind The Rail at Bound Brook have announced a construction timeline

Jersey Digs has been following the development at 100 Hamilton Street since it gained approval last year. The endeavor, now a joint venture between Denholtz Properties and Redwood Real Estate Group, will consist of a 143-unit Class-A multifamily community and is slated to begin construction by the end of the year.

Designed by Minno & Wasko, The Rail at Bound Brook will include a mix of studios, one-bedrooms, one-bedrooms plus dens, and two-bedroom units. The companies say the spaces a “designed for post-COVID living with extra-work-from-home space,” with many residences sporting outdoor balconies and terraces.

The future six-story building will also boast a generous amenities package that includes an expansive courtyard with outdoor grills, an indoor fitness and yoga studio, a game room and bike storage. The developers cited a recent flood mitigation project from the Army Corp of Engineers when announcing the groundbreaking, which saw $143 million invested in combating water issues that had long plagued the neighborhood.

“Recognizing and efficiently capitalizing on opportunities in the real estate market underpins everything that we do at Denholtz Properties,” said Steven Denholtz, CEO of Denholtz Properties. “With highly favorable local demographics, a strategic location and tremendous untapped redevelopment opportunities, Bound Brook is the perfect next location for us to execute our opportunistic investment strategy.”

Bound Brook has been on the rise in recent years since being named as a Transit Village by state officials. A $2.2M pedestrian plaza was recently built adjacent to the planned entrance of The Rail at Bound Brook and developments like Meridia have started to transform the downtown, which had historically been devastated by several flooding events.

Denholtz Properties and Redwood Real Estate Group estimated that the full buildout of The Rail at Bound Brook will be completed during the second quarter of 2024.
