This family first approach was the driving force behind its sprawling amenity spaces too. Natalie Miniard of JCity Realty, the brokerage handling leasing for the community, is quick to point out the ratio of amenity space to residences. With only 75 homes, the amenity spaces compare in size to those at communities with three and even four times as many residences. This allows for the amenity spaces to feel personal and not overcrowded.
For residents apt to entertain, there’s a lounge space with a full kitchen and dining area that opens up to an outdoor terrace with a gas grill and seating.
When the kids are feeling cooped up and want to stretch their legs, they can head to a massive playroom stocked with toys and games, and even a kiddie bathroom with scaled down bathroom fixtures just for the little ones.
Other amenities include a business center, a well-appointed fitness center with yoga room and a game room with foosball and ping-pong tables. All amenity spaces and the lobby are also wifi-equipped.
Beyond the amenity area, each floor also has storage bays available so residents can put those extra toys or strollers out of the way, while still keeping them accessible. They’ve also included communal large capacity washer and dryers on each floor so you’ll never need to overload your in-home ones.
In addition to the family-first principle, there’s another principle that drove many design decisions in the building. Eyal Shuster summed it up perfectly, “just because you’re renting doesn’t mean you want to live like a renter”. Nowadays people are actively choosing to rent. Maybe they’re newcomers and aren’t familiar enough with the area to feel comfortable buying or maybe they don’t want to be tied down to the headaches and hassle associated with homeownership. Whatever the reason, the fact is many people are choosing to rent and a large portion of those don’t want to give up their quality of life to live in a run of the mill rental community. Luckily for this group, Hamilton House certainly isn’t a standard rental. Its finishes were selected to stand up against any new high-end condo community.
When you walk into the residences at Hamilton House you question whether they’re really for rent. The kitchen is the clear centerpiece of each residence. Custom Italian kitchen cabinets are paired with Caesarstone quartz countertops and complemented by stainless steel Kitchenaid appliances (including a wine fridge in the three-bedroom homes)!
Fun fact, the Pedini cabinets feature a door design that’s specific only to this project. As are the custom wide-plank white oak hardwood floors. Shuster worked with both manufacturers to create custom finishes you will only find at Hamilton House. But why stop there? Inside the cabinets and drawers have been outfitted with organizers to make your life that much easier.
Each residence comes equipped with digitally programmable thermostats, as well as Bosch washers and dryers. Beautifully appointed Caesarstone and porcelain tiled bathrooms create a relaxing retreat when you need to unwind a bit. Add in the large sized bedrooms and ample closet space and you’ll never want to leave home. Many residences also have balconies to provide a simple outdoor escape. And if your home doesn’t have a balcony, there’s also a roof deck that features a second grill area, a life-sized chess board, and bocce ball court all while providing panoramic views of Jersey City and Manhattan.
Another feature of the community that could benefit future residents is a planned commercial office space that pairs office studios with an open form co-working concept. Not your thing? Fret not, the business portion has a completely separate entrance, lobby and elevator.
The charming, tree-lined streets of Hamilton Park, are perfect for a weekend stroll. A plentiful array of shops and restaurants are all within walking distance. Directly across the street is Jones Park which provides a second great park option. For the commuters, they offer shuttle service to both Grove Street and Newport PATH stations.
