A quality product for a good price. It seems so simple, but in Hudson County’s competitive real estate environment, a great apartment without an eye-popping price tag can be hard to find.

That reality is part of what drove the creation of Park Bayonne, a 60-unit, seven-story luxury rental building that opened its doors in February this year. Built as a partnership between The L Group and Cali Futures, the project is the first of its kind in Bayonne. Located at 1040 JFK Boulevard, the building is currently 80% leased but has a little bit of everything still available, apartments that range from studios to a few three bedroom units.

The spaces are modern, sleek and oversized for the market, with plenty of storage and high-end finishes. The units feature floor to ceiling windows that create great natural light and east-facing units above the fifth floor all have NYC views. Every apartment at Park Bayonne has GE appliances and a washer/dryer in the unit.

But where Park Bayonne sets itself apart from other rental properties in Hudson County is by focusing on the little details that can make a big difference. The building is poured concrete construction and has spray foam insulation in all of the exterior walls, plus “quiet rock” sheetrock and additional soundproofing in the windows. According to Lance Lucarelli of the L Group, these materials created quieter, safer, and more energy-efficient apartments.

Every unit in Park Bayonne also has a MagicPak HVAC unit for central heating and air conditioning, plus separate water meters so that residents only pay for what they use in their apartment. Stoves in the kitchens also feature range hoods that vent directly to the roof, helping to circulate kitchen smells totally out of the units.

The living spaces are complemented by a fitness center and rooftop lounge open to residents that is truly first class. The roof features both an indoor and an outdoor area, making it usable no matter the weather or season. The outdoor section has gas grills, landscaping, water features and a spectacular panoramic view of New York Harbor, where one can clearly make out landmarks like Lower Manhattan, the Statue of Liberty and the Brooklyn and Verrazano Bridges.

Park Bayonne is also pet-friendly, has a shuttle that goes to the Grove Street PATH and local Light Rail stations, and sports a 71-space parking garage for residents. As a neighborhood bonus, the property is directly across the street from Stephen Gregg Park, a 100-acre green space that includes dog parks, baseball fields, jogging paths, and a waterfront walkway.

Jason Cali, a principal of the building’s ownership group, says that the building’s tenants skew younger, but Park Bayonne has also attracted tenants of all ages from 10 different states. He says one of the biggest selling points for the property is the larger spaces and quality construction, as the developers went the extra mile in order to provide superior living spaces.

Rents at Park Bayonne start at $2,000/month and the building is currently offering up to two months free on select apartments. Those looking for great quality at a reduced price should check out their floor plans at ParkBayonne.com or give them a call at (844) 719-8594 to schedule a tour.
