Since it opened, 77 Hudson has maintained its status as the pinnacle of luxury living in Jersey City. Now, however, a new entrant is making buyers take a closer look at how the new compares to the established. Take, for example, unit 4708 at 77 Hudson.
The penthouse-level, one-bedroom, 1.5-bath home on the 47th floor spans nearly 1,000 sq. ft., making it one of the largest in the building. An open layout with southwest exposure, high-end finishes, and unmatched amenities combine for a truly luxury experience.
Breaking with typical one-bedroom layouts, the home welcomes with an oversized foyer, leading into the spacious main living area. The kitchen’s size, style, and appointments are what set it apart — designed with Dada cabinetry, a high-end leader in the Italian furniture industry. Portuguese limestone countertops add to the sleek aesthetic, and a kitchen island provides ample space for entertaining. State-of-the-art stainless steel and cabinet-front appliances complete the magazine-ready look.
Floor-to-ceiling windows throughout offer incredible views of New York Harbor. Luxurious designer baths and ample closet and storage space round out the home.
Beyond this spacious and sun-filled home is 40,000 sq. ft. of amenities, including a rooftop pool with hot tub, a landscaped park and grill area, and a gym with yoga, pilates, steam room, and sauna.
77 Hudson was built to accommodate buyers expecting the best of the best, now, though, a new building, 99 Hudson, is rising just a block away with hopes of unseating its neighbor. As with anything new, however, it comes at a premium.
Let’s compare the numbers. Listed at $975,888, this 77 Hudson unit comes out to $976 per square foot. Across the street, 99 Hudson’s one-bedroom homes on a similar floor are priced around $1,221 per square foot, a 25% premium over 77 Hudson. Not only that, the largest one bedroom in the building runs a bit smaller at 839 square feet.
The biggest perk, however, may be the tax savings. 77 Hudson is still under a tax abatement making the carrying costs drastically lower than its competitor. Although taxes are yet to be determined, 99 Hudson does not offer an abatement and taxes will be based on full assessed value.
Buyers looking for more value for their dollars, 77 Hudson offers a great option with little sacrifice, not to mention, immediate occupancy.
