A previously approved project that will fill a vacant lot in Journal Square will be made up of “coliving” spaces, a development that will bring some new housing options to the market in a neighborhood that is quickly changing.
The land the project will be built on, at 87 Newkirk Street, was sold earlier this year to a New York-based LLC. Now, Great Neck, N.Y.-based Namdar Realty Group has announced they will be constructing a 15-story, 113-unit building at the site, with the NYC-based coliving company, Ollie signing a lease to manage the property.
Designed by C3D Architects, the building will feature 5,000 square feet of ground floor retail space and have 21,500 square feet of coworking space split between the second and third floors. The remaining 12 stories will be made up of studio, two and three bedroom coliving rental suites, some of which will include private balconies.
Future residents at the property won’t have to be hitting up IKEA any time soon as 87 Newkirk will be outfitted with high-end, dual-function furniture systems from Resource Furniture that optimize the living space. Among the furnishings are beds that transform into sofas and desks that can be converted into tables.
Coliving is a relatively new concept that is somewhat loosely defined, but is shorthand for communal living. Ollie’s spin on the lifestyle aims to make great use of smaller spaces and to keep rents lower, but 87 Newkirk will also give residents “all inclusive” hotel-like perks like complimentary wifi, cable, and housekeeping services. Their coliving spaces will be the first of their kind in New Jersey.
But 87 Newkirk won’t be a bare bones affair. Amenities at the building will include a roof deck complete with a rooftop fitness room, grills and gardens. The property will also feature a lounge and recreation room, laundry room, an indoor bike storage facility, and a 24-hour doorman.
Ollie’s projects always feature a live-in community manager and 87 Newkirk will be no different. Their role is to organize experiences for residents of the building, which will include everything from group meals on the rooftop to mixers at local hot spots.

The project will fill a void on a block that has been reinventing itself in recent years. 2014 saw the opening of Kennedy Lofts directly across the street from the site and Titanium Realty Group is hard at work on the 29-unit 65 Newkirk Street down the road. While there was no timetable announced for the latest project to hit Newkirk Street, it should feel right at home in the neighborhood.
