A historic but renovated property along one of Hoboken’s most desired tree-lined streets holds the distinction of the most expensive sale of the year and did so in record time.
Christie’s International Real Estate Group has announced that their office recently closed on the sale of a Hoboken single-family home at 1024 Garden Street. The property, listed for $3.3 million, went for $350,000 above asking and was on the market for just five days before the record-breaking transaction was finalized.
The Garden Street property boasts 11-foot ceilings on the parlor level, original trim, and provides a far more substantial backyard than typical for the area by virtue of the 21×100 lot.
Sporting six bedrooms plus four and a half baths, the brownstone boasts four floors of living space plus a basement. Christie’s International Real Estate Group attributes the record price to the efforts of the listing agent, Realtor Associate Kaja Bolton.
“A great deal of time was spent staging and transforming the townhouse before it was listed,” says Bolton, who is a member of the prestigious Masters Circle group of the top-performing sales associates across the Christie’s International Real Estate. “We wanted to present the property in its best form.”
Juan Rivera, Senior Vice President of Hudson and Bergen County for Christie’s
International Real Estate Group, noted that the Garden Street property had over 70 groups of individuals tour the property.
Hoboken and Hudson County continue to be seller’s markets. The 1024 Garden Street property was purchased for $2.9 million back in 2019, netting the seller a 24.4% appreciation over five years.
