A new mixed-use development could potentially rise at 79-87 John F. Kennedy Boulevard, at the southwest corner of Juliette Street, in Bayonne’s First Ward. Few details regarding the project have been released, but a listing posted this month on LoopNet shows plans for a five-story building with 48 residential units and one retail space on the ground floor. Minervini Vandermark Architecture, of Hoboken, has listed the development as one of its projects on their website.
Currently, the tracts consist of a vacant lot, a multi-family house, and a garage previously occupied by Dependable Auto Repair, Charlie’s Auto, and Next Level Auto Repair. The properties, which are currently listed for $2.5 million, are located at the southern edge of the city, near the recently completed Camelot at Bayonne development, Dennis P. Collins Park, and the temporarily-closed Bayonne Bridge walkway to Staten Island. Bayonne BK, LLC, based in Jersey City’s Bergen-Lafayette neighborhood, acquired the lots last year, according to NJ Parcels data.
Further uptown, in Bayonne’s Second Ward, another new residential development is coming. A seven-unit building with an attached eight car parking garage will be built at 717-719 John F. Kennedy Boulevard, at the southwest corner of West 28th Street. The proposal by 717 Equities, LLC, of Wayne Township, Passaic County, was approved last spring by the Bayonne Planning Board, and was approved by the Hudson County Planning Board during its meeting on January 17th, according to a legal notice.
The property used to contain a vacant multi-family house that was built in 1925, but it was demolished last year to make way for this project. 717 Equities acquired the lot, which is located a block east of Bayonne High School, in 2015 for $126,000, according to NJ Parcels records.
