Jersey City’s Arts & Powerhouse Building Wins Preservation Award

A development that reused and expanded an old warehouse in Downtown Jersey City into a large retail complex has been acknowledged for its efforts to maintain the property’s historic character while converting it for modern uses.

The Jersey City Landmarks Conservancy has announced that they have given its Adaptive Reuse Award to developers KABR Group and Kushner for their reimagination of the 1913 Great Atlantic and Pacific Tea Company Warehouse. The property, now known as the Arts & Powerhouse Building, sits at 130 Bay Street offers flexible office, commercial, retail, and creative spaces.

Manhattan-based GRO Architects was also recognized by the group for its role in restoring the building’s character. The award was presented at this year’s “Save the Powerhouse 2025 Preservation Awards” ceremony, an event celebrating 26 years of the Jersey City Landmarks Conservancy’s efforts to promote historic preservation in the city.

“We’re grateful to receive this recognition from the Jersey City Landmarks Conservancy,” said Michael Goldstein, Chief Operating Officer of KABR Group. “Preserving the historic character of the Arts & Powerhouse Building while creating a dynamic, modern environment for businesses and creatives has been a labor of love. This award underscores the importance of balancing innovation with heritage in urban development, and we appreciate GRO Architects’ role in helping us achieve this unique vision.”

The $30 million renovation at the property preserved historic industrial elements like soaring ceilings, brick facades, and original structural details while introducing modern amenities, flexible loft-style layouts, and a 10,000-square-foot rooftop amenity deck. The six-story building totals 135,000 square feet of commercial and retail space, including loft-style office and creative spaces above the ground-floor retail.

The ground floor of the property has already attracted a few notable tenants that include Rumble Boxing, Daily Provisions, Spear Physical Therapy, and One Medical. An outpost of the acclaimed Philadelphia restaurant Han Dynasty is coming soon to the building, as is the second location of Hoboken’s Hudson Golf.
