A shuttered restaurant not too far from St. Peter’s University could be home to a modern development with a sizeable retail component if a new proposal moves forward.
Earlier this year, a plan emerged from a Matawan-based company to revitalize a 7,200-square-foot parcel at 819 West Side Avenue. The property, which is along a quieter stretch of the road several blocks north of Lincoln Park, currently houses a three-story building that previously hosted the now-defunct Fiesta Grill.
The current scheme would tear down the existing structure and replace it with a five-story development that would top out at 55 feet. The project is designed by Englewood-based AKT Designs, who describe the plan as a “clean modern building with an industrial look.”
The potential new development would feature 40 residential units that skew smaller, with 32 studios and eight one-bedroom units slated for the building. The application notes that no parking spaces or affordable housing units would be included in the project, but the ground floor would feature 5,347 square feet of retail space.
The exterior of the project is proposed to utilize a brick façade in shades of gray complemented by black metal and aluminum frames on the development’s doors and windows. A minor variance related to an existing setback at the property is being requested by the developer, who submitted the project’s application to Jersey City on May 5.
The planning board has not set a date to hear the proposal, which would additionally feature about 2,400 square feet of basement storage for potential future residents to utilize.
