Another mixed-use project might be in store near Route 440 on Jersey City’s West Side.
A company named Route 440 Developers, LLC is “under contract to purchase and proposes to redevelop” the property at 80 Water Street, according to a resolution that was introduced by the Jersey City Redevelopment Agency (JCRA).
The document states that the company has plans for a development with 492 residential units, seven ground-floor retail spaces, parking, and 4,600 square feet of open space. A portion of 80 Water Street would be dedicated by the developer for Hudson-Bergen Light Rail use, the document adds.
This resolution, which would have formally designated Route 440 Developers, LLC as the redeveloper of 80 Water Street, was scheduled to go before the Board of Commissioners of the JCRA during its May 18 regular meeting, but the matter was reportedly withdrawn.
Route 440 Developers, LLC was incorporated in 2019 out of Brooklyn, according to the New Jersey Division of Revenue and Enterprise Services.
Municipal tax filings list DJ Property, LLC of Cedar Grove in Essex County as the current owner of 80 Water Street, which has long contained an industrial building that is visible from Route 440 and Claremont Avenue.
As Jersey Digs has reported over the last several years, plenty of developments have been constructed in or proposed for this section of Jersey City’s West Side, the largest of which is the planned Bayfront community. If completed, Bayfront would include thousands of residential units near a new light rail station.
Nearby, some completed or ongoing projects have included University Place near West Side Avenue, The Agnes around 100 Water Street, 16 Bennett, and The Element on Claremont Avenue. There are also plans for a 158-unit project at 405 Route 440 and a 450-unit project at 20 Carbon Place.
These developments mark a notable shift for this part of the Route 440 corridor, which has long been largely car-oriented and lined with strip malls, car dealerships, and former industrial sites, all within a few yards of residential neighborhoods, the Newark Bay, and the Hackensack River.
