Jersey City’s somewhat overlooked Marion neighborhood will be getting a new grocery market as a major development on West Side Avenue nears completion.
West Side Square Development Fund, a four-partner team comprised of Lanterra Developments, Westdale Properties, Lantree Developments, and Altree Developments, has announced the signing of Square Market as the first retail tenant at West Side Square. The project is located at 1075 West Side Avenue at the site of the former Puccini’s restaurant.
Square Market will occupy 1,500 square feet of ground-floor retail space, bringing a convenient neighborhood market with a wide range of everyday essentials. Bobby Antonicello Jr. of GRID Commercial Real Estate Advisors represented both sides of the transaction.

“We have always envisioned West Side Square to be much more than just a place to start and end the day,” said Raphael Mandelbaum, Principal at Lantree Developments. “Welcoming Square Market as our first retail tenant is another step toward realizing our vision of creating a vibrant neighborhood destination, and we are excited to announce additional retail tenants in the months to come.”
The ownership team behind Square Market also runs Overlook Market in Jersey City’s Journal Square neighborhood and Lenox Market in the city’s Downtown area.
“We are excited to join West Side Square and provide residents of the Marion neighborhood with easy access to essential items close to home,” said Dixit Patel of Square Market. “We look forward to serving the community and building lasting relationships with our customers, and to soon-announced additional retail destinations at the building.”
The West Side Square is scheduled to welcome its first residents in August of this year, as the 477-unit community is wrapping construction. The property includes an extensive collection of amenities, highlighted by a rooftop pool, fitness center, yoga room, pet-friendly spaces, and 24-hour doorman service.

West Side Square currently has other ground-level retail spaces available, ranging in size from 815 to 5,500 square feet. A second phase of the development, called The Factory, emerged last year and aims to create a new pedestrian plaza that fronts the project’s retail component.
