New Condominiums Approved for Tuers Avenue Near Journal Square

While sky-high rental projects like Journal Squared might steal the show with their towering presence, several smaller developments are starting to pop up near one of Jersey City’s most important hubs. The latest endeavor greenlit by the city’s planning board is just that and will consist of 38 condominiums when completed.

On July 10, the board granted approvals to a six-story development at 96-100 Tuers Avenue. The project comes courtesy of East Orange-based The Stonebridge Group and will demolish two existing homes and a shed currently present at the 10,000-square-foot property.

The new building that will rise on the land is designed by New York-based GRO Architects and will utilize a combination of exterior brick façade and fiber cement panels. Inside the building will be 38 condominium units, split up as 19 one- and 19 two-bedrooms.

Several of the first-floor units will sport side balconies, while three of the second-floor units will have private rear decks that take advantage of the depth of the lots. The largest outdoor space runs over 1,315 square feet, gigantic by Jersey City standards.

Other amenities at the elevator building will include a 739-square-foot playroom, a 972-square-foot game room, a 2,050-square-foot common roof deck, and a bicycle storage room with space for 54 bikes. Two street trees will be planted where there currently are none.

The property is located within Zone 4 of the Journal Square 2060 Redevelopment Plan, so no affordable housing units need to be included in the new project. The board granted a single variance for a front yard setback during the approvals.
