Although Downtown Jersey City is being filled with new residential and mixed-use developments, there are currently only a few along the Newark Avenue Pedestrian Mall near the Grove Street PATH Station. However, that could soon change if a new proposal is approved this week.
During its meeting tonight at 5:30 p.m., the Jersey City Planning Board is scheduled to hear plans for a new building at 155 Newark Avenue near Erie Street. A legal notice from the board shows that the mixed-use development is slated to be six stories tall with an additional penthouse level atop the structure. If approved, the project would include 17 residential units on the upper floors along with what are described as “restaurant/retail/commercial uses” on the first floor.
The name of the architect for the proposed development is not listed in the legal notice, but the website for Manhattan-based Scott Mahaffey Architect features renderings for the project. The firm’s website also states that the penthouse level would contain three duplexes, each of which would include a private outdoor deck and two or three bedrooms. All of the units on the second through sixth floors would contain one bedroom, according to Scott Mahaffey Architect, while the ground floor and basement would be subdivided into two commercial spaces.
The project is being proposed by a company doing business as Shulammite, LLC. NJ Parcels show that the company is registered out of a house in Palisades Park, Bergen County and is the owner of the 155 Newark Avenue lot. The property, which stretches south to Christopher Columbus Drive, largely contains a two-story building that was previously occupied by Sleep Cheap Mattress & Furniture.
