A vacant 5,600-square-foot office building along the busy Palisade Avenue corridor in Englewood Cliffs recently sold for $1,757,500. The Kislak Company, Inc. handled the transaction for the prominent corner property located at 631 East Palisade Avenue in Englewood Cliffs.
SVP Tom Scatuorchio of Woodbridge-based Kislak exclusively repped the seller. Sara Shin of Christie’s International Real Estate Group found the buyer for the Bergen County building. Neither party in the transaction was disclosed.
“Through a comprehensive marketing process, we generated strong interest from both investors and owner-users,” noted Kislak’s Scatuorchio. “Ultimately, we were able to identify a highly qualified buyer and achieve the highest price for our client.”
The two-story office property includes 17 on-site parking spots. The building recently underwent renovations and features a large meeting room, four bathrooms, and three separate HVAC systems. The location is zoned B-1 Business District, designating it as an area for small retail and service businesses.
Englewood Cliffs is close to several corporate and professional services offices and enjoys excellent regional connectivity, just minutes from the George Washington Bridge and a quick drive to Manhattan. The surrounding neighborhood is home to a vibrant mix of office, retail, and service-oriented businesses.
