Plans have been revealed for a new mixed-use development on the West Side of Jersey City.
A new five-story building will be coming to 429-437 Bergen Avenue, at the southwest corner of Clendenny Avenue, in Ward B. The development will consist of 72 residential units on the top four floors and 2,150 square feet of commercial space on the ground floor. Fifty off-street parking spaces will be provided on site on one story behind the building. BCB Community Bank, based in Bayonne, is listed on a legal notice as the project applicant.
For at least a decade, the tract has been a vacant lot, one of the largest in the area, with a few trees on the property. Although the lot has never been gated, signs posted for years have warned against trespassing and dumping at the site. According to Keller Williams Urban Life, the land was sold for $2,000,000 in August after just one week on the market.
The new development will be the largest building on this part of the Bergen Avenue corridor. This area of West Bergen, which is split between Wards B and F, contains varied architecture, with brownstones, apartment buildings, single family homes, and multi-family homes combined together alongside several churches, all in one neighborhood. Lincoln and Arlington Parks are both within walking distance, as are the Miller Branch of the Jersey City Free Public Library and stores near the corner of Communipaw Avenue. The area is served by A&C Corporation buses, which travel along Bergen Avenue from Bayonne to Journal Square, and by NJ Transit Buses 10 and 119 on John F. Kennedy Boulevard, one block west. The MLK Drive Station on the Hudson-Bergen Light Rail is less than a ten-minute walk away.
The Jersey City Planning Board approved the project with conditions at its meeting on October 4th.
