Company Applies to Build 41-Unit Development Near Jersey City’s Liberty High School

A company that bought a group of properties in Jersey City’s Marion Section a year and a half ago is now seeking to build a new development on the premises.

Laidlaw Avenue-based JVM Realty, LLC bought 311, 313, 317, and 319 Sip Avenue in August 2018 and is slated to go before the Jersey City Zoning Board of Adjustment (ZBA) this month in order to request Preliminary and Final Site Plan approval with use and height variances. The firm is planning to bring a five-story building to these four lots located west of Liberty High School near Bryant Avenue. The proposed building is expected to include 41 apartments above 700 square feet of retail space, according to public notices.

The 11,520-square-foot site is situated around three-quarters of a mile from the Journal Square PATH station. Under the developer’s plan, 23 parking spaces would be included in the project. A one-story house on one of the properties would also be torn down.

A public notice from mid-February indicated that JVM Realty was scheduled to appear in front of the ZBA on Thursday, March 5, but a subsequent notice stated that the company will go before the board on Wednesday, March 11, at 6:30 p.m.
