Luxury Rental Construction Begins at 147 Columbia in Florham Park

Construction began recently on a 126-unit luxury rental community in Florham Park, NJ. The boutique development, 147 Columbia, is developed by Garden Communities.

The construction marks the adaptive reuse of a former office building site at 147 Columbia Turnpike in Florham Park. Scott Loventhal, managing director at Garden Communities, noted the future efficacy of multifamily residential rental properties.

“Sustained demand for high-quality multifamily housing continues unabated,” Loventhal remarked. “We took full advantage of this well-located site to create an intimate rental community in a desirable municipality with limited new housing inventory.” 

147 Columbia is Garden Communities’ second project under development in Florham Park. The first, Parc North, features 49 luxury townhomes and carriage home-style residences. These developments are part of the company’s multifamily project pipeline. That pipeline is projected to add dozens of new tri-state communities in the coming years. 

The 147 Columbia property features 126 one and two-bedroom apartments across two buildings. The average floor plan measures 1,200 square feet, with dens available in select apartments. 

Developers list a yoga room, fitness center, lounge, covered parking, and dedicated outdoor promenade and green spaces among planned amenities.

The new construction’s location sits near Columbia Turnpike’s intersections with Ridgedale Avenue and Hanover Road. Developers selected the 147 Columbia Turnpike property for its desirable location and zip code. 

147 Columbia is a short walk from downtown Florham Park, enabling fast access to dining, shopping, business centers, leisure and healthcare facilities. There are 3 major banks, 2 grocery stores, a post office and over a dozen dining options within a half-mile of the development.

Florham Park is rising quickly on the list of desirable towns in New Jersey. Niche ranks it #6 of the best places to live in Morris County, with a median home value of $626,100,
