A historic 1892 two-family home at 1225 Garden Street, Hoboken sold for $3.85 million after only 10 days on the market. The sale set records as both the highest-priced Hoboken brownstone sale so far this year and the most expensive brownstone sale on this Garden Street block in Hoboken history.
1225 Garden Street was listed by Brown Harris Stevens’ Sharon Shahinian, a 22-year real estate veteran who has lived in the block for 28 years and raised her family there. She credits the quick sale to the home’s modern design changes and newly renovated garden, which created a high-end historic look while being contemporary enough to appeal to today’s modern buyers.
According to the prepared release, the previous record-holder on the block — 1254 Garden Street — sold for $3 million in 2021. Jersey Digs also previously reported on a past 2024 Hoboken record earlier this year, with this $3.65 million brownstone sale.
The four-story home at 1225 Garden Street features abundant restored and preserved period details, including parquet flooring, original millwork, pocket doors, soaring ceilings, original plaster moldings, and working fireplaces. The home’s extensive upgrades include ducted air-conditioning, new electrical, an on-demand Navien water heating system, an upscale kitchen, and a state-of-the-art primary suite.
The home is configured as a two-family residence with a one-bedroom garden apartment opening to a patio. Above, the owner’s triplex features a classic parlor level with large formal living and dining rooms and a second floor, where secondary bedrooms flank a family room and oversized full bathroom.
On the top level, the full-floor owner’s retreat boasts a massive walk-in closet room, en suite marble spa bathroom, sitting room, laundry room, king-size bedroom and balcony. Outside, the home welcomes al fresco enjoyment with a 513-square-foot rear yard finished with a turf lawn and privacy fencing.
