Union City may already be America’s most densely populated city, but that is not stopping developers from bringing more residential offerings to the community, likely because of the municipality’s variety of cultures and location near Hoboken, Jersey City, and Manhattan.
The city’s latest residential building could be coming to 413-415-417 14th Street, between Bergenline Avenue and New York Avenue. Initially, according to a legal notice from the Union City Zoning Board of Adjustment, the development was slated to be four stories tall, and would have contained 21 two-bedroom apartments on the upper floors atop 32 parking spaces on the ground floor. However, another legal notice from the Board shows that while the developer is still seeking for the building to be four stories tall, it is now set to include only 12 two-bedroom units and 20 ground floor parking spaces.
Currently, the property contains a private gated parking lot. According to NJ Parcels records, the project developer, 14th Street Associates, LLC, which is based out of a house in suburban Secaucus, bought the lot in August 2016 for $800,000 from Jersey City developer John & Maryan, LLC. It is situated within walking distance of bus service on New York and Palisade Avenues. The site was included on a NJ TRANSIT list of potentially contaminated properties due to two coal silos once located there.
