Hackensack Meridian to Expand Outpatient Services in Hackensack

Hackensack Meridian Health is taking over a retail pad at 360 Essex Street, expanding its footprint in the Alfred Sanzari Medical Arts Building and bringing the property to full occupancy. Hackensack Meridian Ambulatory Services will use the space for outpatient services, building on the healthcare system’s existing operations at the office building.

HMH occupies the entire office portion – 66,500 square feet – of the 85,000-square-foot property. The healthcare system has expanded its office footprint at the building over the years, but the new lease will repurpose a retail pad last used by Duane Reade.

According to a LoopNet listing, the space spans nearly 8,200 square feet – almost half of the building’s 18,500 square feet of retail space. The listing also identifies Bank of America, Starbucks, and Bite Food & Coffee as other tenants at the property.

Hackensack Meridian’s Center for Allergy and Immune Disorders, rehabilitation services, neurosciences department, urology, and general orthopedics already occupy the building’s office space.

A report in NJ.com said Walgreens, which acquired Duane Reade in 2010, closed the store at 360 Essex St. in March 2020. The location was among 200 underperforming stores slated for closure a year earlier.

Built-in 2002, the medical arts center sits immediately adjacent to Hackensack Meridian Medical Center, which, according to the listing, is the busiest hospital in New Jersey. According to Hospital Management, the medical center is also the state’s largest hospital, while Hackensack Meridian Health is one of New Jersey’s largest employers, with more than 9,000 workers.

The healthcare system completed a major expansion in 2023 with the opening of a 530,000-square-foot pavilion featuring 24 operating rooms, 50 intensive care beds, and 175 medical and surgical beds, according to NorthJersey.com.
