A developer’s plan to bring a mixed-use complex consisting of everything from a hotel to a rooftop pool can now proceed in Edgewater.
The Edgewater Zoning Board of Adjustment has approved an application by Three Y, LLC, involving 136 and 163 Old River Road along with 114 River Road, according to meeting minutes and a public notice.
The site, which is located near the limits of North Bergen and Cliffside Park, is slated to become home to a project with 150 residential units and 170 hotel rooms, according to documents released by Edgewater’s municipal government. The building would be split into residential and hotel portions.
Site plans from Mancini Duffy indicate that the complex is also expected to contain a gym, an outdoor kitchen, a dog run, a parking garage, a courtyard, a “zen garden,” a “sky deck” with a pool, and a restaurant atop the building with a patio.
Initially, the development was expected to be 15 stories tall, but several changes have been made to the plans over the last year.
Meeting minutes show that Mark Sokolich, the developer’s attorney, stated in May that the project will comply with “affordable housing” requirements and that 22 “affordable” units are needed in order for requirements to be met.
This once-industrial section of Edgewater has already seen plenty of development in recent decades, with complexes like The Glass House, The Oyster, The View at Edgewater Harbor, and City Place at the Promenade, all clustered near the Hudson River.
